Boundaries and Accessibility
Altos Reales is within Marbella’s municipal boundaries, on the northern slope of the Golden Mile and just south of the exclusive Sierra Blanca area. It is located halfway between Marbella’s town centre and the base of La Concha mountain, offering the best of both worlds: proximity to shops, restaurants, and beaches, as well as a natural mountain setting with privileged views. The community is bordered by Nagüeles and Marbella Hill Club to the south, and by Cascada de Camoján and Sierra Blanca to the north, set on an elevated ridge overlooking the town and coastline.

Option 1 (from Marbella centre) – Take Avenida Don Jaime de Mora heading north (Nagüeles area). Within minutes, turn onto Avenida Buchinger, which leads directly to the entrance of Altos Reales.

Option 2 (from A-7, direction Málaga or Puerto Banús) – Exit the A-7 motorway at the Nagüeles junction (km 182). Continue on Avenida de Istán towards the mountain. After passing the turn for Avenida Don Jaime de Mora, you'll see the signposted access to Altos Reales via the service road leading to the security checkpoint.
Access to the community is through an elegant palm-lined boulevard that leads to the security gate. Only residents and authorised visitors may enter, after security verification, preserving the area’s privacy. Unlike most streets in Marbella, Altos Reales’ internal roads are private and closed to the public, with no through traffic allowed within the community.

The predominant property type is large detached villas—many of them bespoke mansions—although the community also includes a small complex of upscale apartments. Altos Reales A & B
The development is divided into two adjoining communities, Altos Reales A and Altos Reales B, each with its own characteristics:

Altos Reales A: This is the original phase, developed in the early 1990s. It consists of approximately 28 independent villas of various sizes, each with its own private pool and garden. Many feature a modern Art Deco architectural style typical of the era, with distinctive elements such as circular towers. From the start, this community included in its fees the maintenance of each villa’s garden and pool, along with its own 24/7 security service, making it one of the best-maintained and safest residential areas in Marbella.

Altos Reales B: This second phase is larger in area and has a more open layout. It mainly comprises individual plots where owners have built custom villas—some of Marbella’s most impressive mansions are located in this section. Unlike phase A, here each homeowner is responsible for maintaining their own property, garden, and pool. However, the Altos Reales B community manages and maintains the shared areas. These include internal roads, landscaped green areas, parks, and even a community paddle tennis court, along with permanent security at the main entrance. This area also includes Residencial Monte Castillo, an exclusive complex of luxury apartments and penthouses located at the back of Altos Reales B, surrounded by lush subtropical gardens.
Property Market
When it comes to the property market in Altos Reales, supply is very limited and demand remains high. It’s rare to find many listings available at the same time, and when properties do come on the market, they quickly attract international interest. According to recent data, the average built size of homes in Altos Reales is around 350 m², with typical plots ranging from 700 to 800 m². Prices start at around €3 million for the most “affordable” properties in the area (mainly apartments or smaller villas). The average price per square metre is close to €11,000/m², which aligns with the area’s prestige. It’s therefore not uncommon for individual villas to exceed €5 to €6 million. In fact, some iconic mansions have even reached values between €10 and €15 million.
Altos Reales – The Origins
Altos Reales was born as part of the luxury expansion along Marbella’s Golden Mile, which began in the 1950s with landmark developments such as the Marbella Club and Puerto Banús. Driven by figures like Ricardo Soriano and the European aristocracy (Hohenlohe, Rothschild). In the 1990s, Altos Reales was planned as a luxury development divided into two phases —A and B— nestled on the slopes of La Concha mountain. From the beginning, it stood out as one of the few private and gated communities in Marbella.

The Streets Are Not Public
Altos Reales is one of the few communities in Marbella where all internal roads are privately owned. This means that there is no external traffic. Only residents and authorised guests may enter, which is quite rare even among luxury developments.
Villas with Art Deco Personality
The original phase, Altos Reales A, was designed in the 1990s with a modern Art Deco architectural style. It featured unique elements such as circular towers and flat roofs. Some villas still preserve that distinctive design today.
